Maximum occupancy represents the total number of people a unit will accommodate with two people per sleeping area.

Private occupancy indicates how many of the total number of guests (in couples) will have separate sleeping areas with private access to a bathroom.

To clarify further, if a unit has a private occupancy of two, neither couple will have privacy if more than two people occupy the unit.
